House designs for Small Lots

In 2004 the Brisbane City Council introduced a new Small Lot Code which changed the rules for the design of houses that can be built on ‘Small Lots’.

A Small Lot is a block of land with an area less 450m2, or with an average width of less than 15 metres.  A typical Small Lot is 10 metres wide and 40 metres deep, with an area of 405m2.

Prior to the introduction of the new Small Lot Code, the minimum distance that was required between a house and the side boundaries of the land was 1 metre.  This meant that a typical Small Lot could accommodate a house that was 8 metres wide - with a 1 metre setback to each side boundary.  House designs for 8 metre wide houses were therefore quite common.

However, one of the major changes introduced by the new Small Lot Code was that the minimum distance required between a house and the side boundaries of the land was increased from 1 metre to 1.5 metres.  This meant that on a typical 10 metre wide Small Lot, an 8 metre wide house would no longer fit.  Instead, houses on 10 metre wide Small Lots could now only be 7 metres wide.

For some time house designs for 7 metre wide houses were very rare.  As a result, propertyhelp.com.au  has prepared two different designs for 7 metre wide houses.  You can download these house plans for free and, if you like them, you can take them along to any builder for a quote.  Feel free to use the plans 'as is', or make any modifications that you like.
