Before you even open a newspaper or log onto the internet to search for a property, or set foot inside a real estate agent's office, you should sit down and make a list of the things that are important to you when it comes to choosing a property. If you have a large family, then you may need 4 (or more) bedrooms. If you work from home, then a study or office will be a must. If you don’t have a car, or someone in the family needs access to public transport, then you will want a property that is close to a train, bus or ferry stop. If you own a caravan or boat, then access to the back yard might be important. If you have 3 boys who love cricket or football, then you may want a large back yard. If you hate gardening, then a unit or townhouse might be the way to go. If you are buying a property as an investment, you will need to consider the needs of your most likely tenants. The point is, whatever your circumstances, you are likely to have some special requirements when it comes to choosing a property. It is best to get those requirements clear in your mind at the very beginning. That way you won’t waste your time and effort looking at properties that simply don’t meet your needs.
